What Can Ruin Your Transaction?
Bad Credit: It's always nice to have a buyer with perfect credit, but sometimes that's not the case. We have programs that will accept Fico scores as low as 500. With a higher down payment, some investors don't even look at the credit! We tailor each loan based on the situation. Don't throw buyers away if you don't have to.
Lack of Money: Is 3% down too much for your client? Our Down Payment Assistance program requires 0.5% down. That's only $1,000 for a $200,000 house! Get the seller to pay for the closing costs, and that's all they'll have to bring in.
Low Income: We regularly close FHA deals with debt ratios above 50%. We also offer "no MI" programs that will allow the buyer to qualify for even more that they can with an FHA loan. If those options don't work, we will work with the buyer to come up with other solutions.
Late Closing: We strive to close every deal BEFORE the closing date. We never start a loan that we don't think we can finish on time. We will work with your client before you open escrow to make sure that the deal will go through. Our goal is to handle any problems right from the start so the escrow can go smoothly. During the loan process, we keep you updated so you can be comfortable that the loan process is moving along quickly.
